Lead Routing
How are leads routed from your webpage
General Routing Rules
Leads are generally routed to the listing agent for inquiries specific to a property, or to a selected member for direct messages.
The 5 Lead Assignment Scenarios
-
Creating a New Account: When a consumer creates a general account, they are initially connected to the site's default "MLS Admin". Future inquiries regarding specific listings will route to the listing agent.
-
Contacting a Specific Member: If a consumer creates an account while contacting a specific member (via profile or listing page), they are connected directly to that member. The member receives an email and sees the lead in their Dashboard.
-
Submitting a Listing Form: Forms such as "Request showing" or "Get more info" are sent directly to the listing agent. Even if the consumer is already connected to a different member, specific listing inquiries are still routed to the listing agent.
-
Messaging from Member Directory: For new consumers, messaging a member connects them to that agent and triggers a Dashboard/email notification. If a consumer is already connected to "Member A" but messages "Member B," "Member B" will receive the notification.
-
Saving a Search: If a consumer saves a search without contacting an agent, they remain connected to the default MLS Admin. Saved searches are visible on the website and in the Dashboard activity stream.
Notifications
When a member receives a new lead message, they are sent an email containing the lead's message, contact details (name, email, phone), and the specific property address if applicable.
